Pre-Season Buyers Jump on New Inventory During September

Naples, Fla. (October 27, 2023) – New listings in Naples during September increased 27.3 percent to 937 new listings from 736 new listings in September 2022, making pre-season buyers very happy. According to the September 2023 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), overall inventory continues to inch upward at a steady pace. For September, inventory for the single family home and condominium markets increased 13.2 percent to 2,793 properties from 2,468 properties in September 2022. The report also demonstrated that pre-season homebuying is starting earlier every year as pending sales (homes under contract) in September increased 18.7 percent to 735 pending sales from 619 in September 2022 and 687 in September 2019 (pre-pandemic).

The overall median closed price in September increased 3 percent to $571,500 from $555,000 in September 2022. Interestingly, the September report indicated there were 723 price reductions compared to 80 price increases during the month. The combination of new listings plus price reductions on existing inventory made September a great month to purchase a home. Historical data in the report confirms prices and competition during autumn months are lower than the winter months.

“The report showed the average closed price increased over 13 percent (month over month) for September,” said Budge Huskey, CEO, Premier Sotheby’s International Realty. “While we are seeing appreciation rates decelerate across all markets, Naples continues to command top values for quality properties.”

Incidentally, during the September 27th NABOR® Economic Summit, Dr. Brad O’Connor, Florida Realtors®’ chief economist of its research department, spoke in length about home appreciation and said, “prices in Naples increased 88 percent from pre-COVID prices.” Following Dr. O’Connor’s presentation, Dr. Lawrence Yun, the chief economist for the National Association of REALTORS®, further commented that “Naples is at a $250,000 to $300,000 spike in wealth gain for its property owners.”

Overall closed sales increased 5.4 percent to 587 closed sales from 557 closed sales in September 2022; but – as pointed out by several broker analysts including Wes Kunkle, President and Managing Broker at Kunkle International Realty, “The last six to ten days of September 2022 were spent preparing for a hurricane, so fewer pending sales were able to close by the end of the month.” As a result, the hurricane limited the month’s potential for closed sales transactions.

While inventory in the $300,000 and below single-family market is limited to primarily manufactured homes, Huskey pointed out that “inventory in the $5 million and above market nearly doubled in the last year.”

The NABOR® September 2023 Market Report provides comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. Even though nearly the same number of pending sales were reported in September for both the condominium and single-family home markets, Huskey remarked that “pending sales of condominiums during September [+38.9%] wildly outperformed pending sales of single family homes [+3.9%] as compared to September 2022.”

For homeowners who are still facing expensive repairs from Hurricane Ian damage, Huskey said, “Natural disasters causing damage losses not declared a special natural disaster may be claimed as a deduction on a homeowner’s income tax return. Ask your tax professional about this IRS relief opportunity as you may be entitled to a rebate or refund.”

Love is on the menu in a new report naming Florida’s eight most romantic restaurants.

FloridaRentals.com, which boasts five stars from Trustpilot, is a statewide website for rental homes. It listed its eight favorite Sunshine State date-night restaurants.

According to the website, the restaurants they selected are based on “customer reviews, menu, service, and ambiance, great service and delectable menus, perfect for a dinner for two.”

The two spots listed in Naples are exclusively from Chef-Owner Vincenzo Betulia: The French Brasserie Rustique and Osteria Tulia, across the street from each other on Fifth Avenue South.

“The menu at The French is full of casual French classics, lighter fare and coastal dishes. The atmosphere is best described as informal and vibrant with a romantic street-side setting,” noted the site.

‘Farmers of the sea’: A Florida stone crab’s journey from the Gulf to SW FL restaurants

Murky. Messy. Tedious. Physically challenging.

These are the words I’ve used when describing stone crabbing to friends.

Until recently, this reporter held a fishing license with official recreational stone crab registration. I didn’t renew for 2023-24 as we no longer have a boat. A friendly neighbor is the beneficiary of our traps.

True confession: I’ve never eaten Florida stone crabs at a restaurant, given they’re so expensive and because we often had plenty plus extra claws in the freezer. For years, dinner chez Diana was a coveted invitation because that’s what we usually served.

While most area restaurants start serving these gems Oct. 16, how does one restaurant group with 25 locations spanning Tampa south to Key West get claws for their guests on Oct. 15, day one for legal harvesting of this pricey delicacy?

For answers, I headed to Pine Island on Oct 15.

“Suits Me” Capt. Jason Bigler unloaded his catch around 2 p.m. while his crew cleaned his charter boat after docking. Their workday started at 5:30 a.m.

Windy weather made for a choppy day on the water. A peek inside Bigler’s stone crab basket looked like it was three-quarters full. He estimated it was 40 pounds.

Some traps had two or three crabs, but he said “quite a few had zero.”

Bigler has 2,700 traps in the Gulf and pulls (fishing lingo for checking) about 300 to 400 each trip. Diesel fuel, bait (pigs’ feet) and labor costs are among his expenses.

For the second time in 30 years, the Naples Airport Authority will study whether a move from its current location is feasible.

The Airport Exploratory Study will look at possible locations in Collier County, cost and timing, along with whether maintaining the airport in its current location along the west side of Airport-Pulling Road is a possibility given community needs and future growth expectations. The Airport Authority board approved a contract Oct. 19 with consulting group Environmental Science Associates for $438,321.

“There’s a lot of reasons to consider the feasibility of a new airport,” Airport Authority Executive Director Chris Rozansky said in an interview. A major one, he said, is expansion constraints.

“We’re never going to grow in footprint any bigger than we are today,” Rozansky said. “And we’re very constrained and we have a lot of demand, tremendous demand for hangar development and aeronautical business. We have a waiting list of 100 potential customers who we currently cannot accommodate.”

In a strategic move, Hoffmann Commercial Real Estate has sold virtually all of its real estate holdings in downtown Naples.

The company confirmed the sale of 27 properties in its portfolio to M Development, a high-end developer headquartered in Aspen, Colorado, on Friday, as rumors swirled about the pending deal.

The historic sale is expected to close Monday. The purchase price wasn’t disclosed, but it’s sure to be huge, with some observers speculating the deal could be valued at upwards of $250 million.

“We made a lot of money. The company was well capitalized before. We don’t have any immediate plans for the capital. We’ll probably put it in a treasury bond,” commented David Hoffmann, the founder of Hoffmann Commercial Real Estate, and the Hoffmann Family of Cos., headquartered in Naples.

The Hoffmanns, however, do plan to continue their investments in Naples and Southwest Florida, and in other parts of Florida, and the rest of the country and world. The focus has shifted more toward buying up businesses, which often come with real estate – sometimes significant real estate.

The family still has significant real estate and business holdings in Southwest Florida, from the Hertz Arena in Estero to the Old Collier Golf Club in Naples.
