While the name Roger Gordon may not conjure an image, you’ll likely recognize names like Gordon Pass, the Gordon River and Gordon Drive. Through the years, the land and its surroundings waterways have played an important part in the development of Naples.

The below are excerpts from an article published in January 2009 in the Naples Daily News, by Kathy Tusa:

Gordon Drive might conjure up images of mansion-lined routes with luxury yachts moored nearby. However, when Roger Gordon first set foot in Naples during the 1870s, he found a vastly different landscape.

Geologists believe that Gordon Pass came into being as a result of a fierce storm that struck the coast. Subsequent storms continued to alter the shoreline, shifting sand into this waterway, often making passage impossible. Although Gordon enjoyed the mild semitropical climate and the pristine shoreline, the town of Naples, with its roads, structures and amenities, did not yet exist.

Village of Estero receives AAA bond rating from Standard & Poor’s, currently has no debt

Fast-growing Estero has no debt, but if it wants to take some on for its many capital improvement projects there’s a clear path: It has the highest government rating given by S&P Global Ratings.

S&P bestowed its AAA rating on Estero in November after the village applied for a review. It’s only the 12th city in Florida, second in Southwest Florida and the only one in Lee County to receive the rating, out of 400 rated cities in the state, said Wendell Gaertner of Prag Public Resources Advisory Group, which helped the village through the rating process.

Naples in Collier County received a AAA rating on its debt in July. The city has $21.35 million series 2024 capital improvement revenue bonds.

Don’t go old school in this wild Naples market as $5M deals jump but overall sales plunge

As abodes keep piling up in the Naples area multiple listing service known as the MLS, going old school may not be the best play entering the typically busier snowbird swarm.

Old school as in yanking listings that don’t sell by the start of summer and bringing them back for the bustling winter season.

“There have been 1,861 units withdrawn from the MLS in the past 120 days,” said Adam Vellano, a Compass Florida managing director, as summer and its 90-degree heat was stretching into the start of October. “This is a common trend annually as some sellers pull down their listings because they don’t think they’ll get the highest price during off season months. Unfortunately, if inventory begins to rise in the coming months in anticipation of our winter season visitors, the added competition will likely put pressure on sellers to lower their initial list prices or entertain below list offers.”

Port Royal estate sells for nearly $29 million, one of highest sales in Naples this year

A Port Royal estate has sold for more than $29 million, making it the second-highest sale in the ritzy neighborhood this year.

The waterfront estate – at 3401 Rum Row – changed hands for $29,070,000.

The deal closed Nov. 15.

The property, which sits on a 0.62-acre plot, along Galleon Cove, was listed for $34.5 million.

It went pending earlier this year, but that contract fell through after a separate, but related transaction fizzled out, and with it the financing source for the other deal, said C. Lodge McKee II, a global real estate adviser with Premier Sotheby’s International Realty in Naples.

“It wasn’t because of the financial discomfort of anybody,” he said.

He represented the successful buyer of the glitzy estate, spanning 8,232 square feet, with five bedrooms, and nine bathrooms. Described as a “rare offering,” the two-story residence was built in 2021.
