Strong Inventory Favorable for Pre-Season Buyers

Naples, Fla. (November 1, 2024) – Overall inventory of homes in Naples increased 37.3 percent in September to 4,288 properties from 3,123 properties in September 2023, which benefits home buyers. According to the September 2024 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), the rise in inventory was met with increased buyer interest as indicated by pending sales (sales under contract) during September, which increased 1 percent to 622 pending sales from 619 pending sales in September 2023. Broker analysts reviewing the September report are confident more sellers will enter the market in the coming months in anticipation of a visitor increase during the winter. Pre-season buyers are encouraged to take advantage of the increased property selections available before competition heats up.

Will Supply Exceed Demand?

According to the National Association of REALTORS®, the “months’ supply” data refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace. Lower levels of months’ supply tend to push prices up, while higher months’ supply puts downward pressure on prices. For the Naples market, the months’ supply in September was 6.3 months. Nationally, a six months’ supply is associated with moderate price appreciation.

However, according to Cindy Carroll of Carroll & Carroll Appraisers & Consultants, LLC, “The Naples market is unique, and in my experience, a 12 months’ supply of homes has historically been where our market enjoys a balance.” A balanced housing market is when the supply of homes for sale is roughly equal to the demand from buyers. In a balanced market, neither buyers nor sellers command an advantage, and prices tend to remain stable.

While overall closed sales decreased 13.2 percent in September to 527 closed sales from 607 closed sales in September 2023, the rise in days on the market (from 59 in September 2023 to 83 in September 2024) means it is taking longer for homes to go from pending status to closed status. According to broker analysts, the monthly pending sales data is a significant contributing factor of the overall housing market health. They are currently optimistic that the recent increase in pending sales will continue to improve over the next six months, suggesting a positive outlook for the housing market.

What Challenges Lie Ahead?

Interestingly, data from the Department of Housing and Urban Development (HUD) and the National Association of REALTORS® (NAR) indicates that home sales increased following nine of the last 11 presidential elections.

Carroll remarked that, “Given the increase in inventory, I would expect to see more prices decreases. But I have not seen a loss in value yet.”

The lack of noticeable price drops could be due to several factors including: still high demand relative to supply, buyer hesitancy related to interest rates or the election, or sellers being reluctant to significantly lower prices.

The overall median closed price in September increased 2.4 percent to $588,560 from $575,000 in September 2023. Compared to previous market reports in 2024, September’s median closed price was the lowest reported so far. However, it is still far above the median closed price reported during September 2019, which was $325,000.

As this JLB bids adieu to Naples next week for Florida’s other coast, perhaps it’s the ideal time to list where I’m eating my last meals in town.

Factors for making the cut?

Places uniquely evoking the restaurant landscape in Naples. Some are historic, and a few iconic or on their way to that status.

As in every JLB review I’ve written since February 2022, I seek good value, food without fuss or pretension. On-point service without being overbearing is a must from the host stand to the exit.

Sending regrets

I am kicking myself for not making time to eat at The Turtle Club since its May reopening, given my most recent meal there was in 2019. It’s among the prettiest waterfront haunts around, exemplifying icon status.

Want to make an impression on anyone visiting Southwest Florida? Those breathtaking Gulf Coast views make folks understand why you still live here despite hurricane season.

The same holds true with Chokoloskee’s blissful Havanna Café. As much as I want to go back, the drive is a schlep from Naples and there’s not enough time between deadlines and packing.

In the terrific space formerly home to 360 Market & Café, I can only hope Seventh South’s terrific team opens their new waterfront location by my first return visit.

‘Superb’ estate in Old Naples sells ahead of auction

A cottage-style luxury estate near downtown Naples sold before auction.

An on-site auction, scheduled for Monday, was canceled.

After three weekends of open houses and global outreach, the nearly 5,000-square-foot home, built in 2022, went under contract on Friday, for cash and without contingencies, said Randy Haddaway, founder and CEO of Elite Auctions.

His company, based in Naples, was hired to do the auction, which included a big marketing and advertising push ahead of the event.

It’s the third time in a row that a multimillion-dollar house sold in the Naples market before a planned auction by Elite. Properties that make it to auction are sold to the highest bidder without a reserve price.

City Council approves $24.6M-plus contract to rebuild Naples Pier taller, stronger

City council unanimously approved a more than $24.6 million contract to rebuild the Naples Pier.

The approval came Wednesday, a little over two years after Hurricane Ian destroyed the iconic landmark on the Gulf of Mexico.

The contract includes a roughly $1.17 million contingency to “accommodate any unforeseen repairs or construction that may be required to complete the project,” equal to 5% of the bid price of nearly $23.46 million.

The city is still assessing impacts from Hurricane Helene, which did further damage last week to what remained of the pier.

Design Review Board signs off on new Port Royal Club in Naples, paving way for construction

The city’s Design Review Board has signed off on the plans for the new Port Royal Club in Naples.

On Wednesday, the board voted enthusiastically and unanimously in favor of the final design for a two-story, West Indies-style clubhouse, which will replace the iconic one destroyed by Hurricane Ian two years ago.

With that regulatory hurdle cleared, the city can now issue a building permit for the beachfront project, off Gordon Drive.

In a statement, the private, members-only club thanked its building committee, professional consultants and city staff for their help and support.

Further, the club expressed the Design Review Board’s approval marked “a significant step forward in our community’s recovery.”

The project, with an estimated price tag of $100 million, is expected to break ground in December.

Built in 1959, the original club, steps from the Gulf of Mexico, served as a social hub for Port Royal residents for decades. The right to membership is one of the reasons the wealthy have flocked to the community, named for the famous Jamaican pirate haven.

The reimagined club will have many new features, including more dining venues, a two-story parking garage, and an upgraded pool and pool deck. It has been designed to maximize views of the beach and the Gulf of Mexico, and to survive future hurricanes at a higher elevation.

It’s official: Famous car enthusiast Jay Leno headlines next year’s Naples Automotive Experience, the multi-day event that includes the popular Cars on 5th.

The comedian and former host of The Tonight Show will perform stand-up comedy Thursday, Feb. 6, at Hertz Arena for Jay Leno Charity Comedy Night. Southwest Florida’s popular Ben Allen Band opens the show.

Leno will also attend an exclusive display of curated cars for a Friday, Feb. 7 event called The Ultimate Garage Tour with Jay Leno. Guests can mingle with him, learn about the cars’ history and enjoy live music, food and drinks.

In addition to Leno, Emmy Award-winning Hollywood stylist Brenda Cooper hosts a fashion event Friday, Feb. 7, called Forever Fabulous Women. The 1960s’ British-themed event includes Cooper sharing her fashion and styling secrets, a fashion show featuring clothing from the St. Matthew’s House Thrift Store fashion department, an English-style tea, a silent auction and a book signing with Cooper.
