Naples has spent the better part of the past decade quietly transforming itself from a regional luxury destination into one of the most dominant high-end housing markets in the country — and in 2026, the data shows that position is not only intact, but increasingly entrenched.

Even as much of Southwest Florida’s housing market has struggled through a period of recalibration, particularly at lower price points, the upper tier has followed a different trajectory.

Across the United States, Realtor.com’s luxury housing analysis and that of others throughout 2026 show a market that has stabilized after the volatility of the pandemic years, but remains fundamentally elevated. The entry point for the top 10% of homes nationally stood at about $1.3 million by summer, nearly three times the median U.S. listing price, underscoring how far luxury housing has separated itself from the broader market.

Naples, though, takes it to a whole new level, and it’s not just expensive by Florida standards. It sits in the same pricing tier as elite coastal California and resort-driven luxury enclaves, reinforcing its role as a top-tier national market rather than a regional outlier.

That national baseline only begins to tell the story in Naples and the rest of Southwest Florida, which is also seeing the overall luxury market grow. It’s not just the coastal Gordon Drive mansions off the ritzy downtown Fifth Avenue South corridor anymore.
