Arthrex seeks approval for transitional apartment complex to attract employees

North Naples-based medical device manufacturer Arthrex plans to build contemporary transitional corporate housing in North Naples to make it easier to attract and retain employees.

It’s the first petition under the zoning category of transitional corporate housing to come before the county.

“Arthrex and other employers, candidly, are struggling in getting employees or people to relocate to Collier County to come in and work,” Arthrex land-use attorney Richard Yovanovich told the Collier County Planning Commission on Sept. 20, adding that Arthrex has 300 vacancies. “One of the reasons is the sticker shock at what it costs to either rent or buy a unit.

“And they believe—and other employers believe—that if they can offer this transitional housing opportunity, people will come, they’ll work here and then they’ll find a place where they wish to live and reside in Collier County,” he added.

Planning commissioners unanimously recommended that the 2.06acre site at 208 Palm River Blvd. be rezoned from multifamily to Residential Planned-Unit Development and to amend the county’s Growth Management Plan to add the Palm River Corporate Housing Residential Subdistrict. It would allow up to 41 furnished rentals—eight more than currently allowed—for Arthrex employees and others relocating here, on assignment or undergoing training.

If there’s a vacancy and Arthrex doesn’t need it, the apartment would be available to other county employers, including NCH, which once used the property for transitional employees, such as traveling nurses.

Southwest Florida is home to some of the fastest-growing companies in America.

Once again, a handful of private companies made it onto the Inc. 5000 list.

The 2024 list includes 27 companies from Lee and Collier counties. The rankings are based on revenue growth from 2020 through 2023.

With a median growth rate of 351% over the last three years, the local companies generated 1,114 jobs. Nearly half of them have appeared on the list before, so they come as no surprise to those who follow the annual rankings.

To qualify, companies must be U.S.-based, privately held, for profit and independent, with revenue of at least $2 million in 2023. Revenue figures are not disclosed in the list.

The local group of honorees includes businesses in diverse industries, from advertising to software.

Estero-based XIL Health ranks the highest – coming in at No. 117. It’s revenue growth rate? A whopping, 2,874%.

The pharma-tech company attributes the explosive growth to its sister company Visory Health, which offers a prescription discount card.

A Rolls-Royce dealership could replace a decades old retail plaza in Naples.

The city’s Design Review Board expects to get its first look at the redevelopment plans later this summer.

The project appeared on a board agenda for preliminary review on June 26, but the hearing got continued to August. 28, without discussion.

Asked about the plans, Nick Berndt, a representative for the petitioner, Automotive Management Services, said: “I don’t have anything that I can share at this time.”

An affiliate already owns the new site at 710 Ninth St. N.

Plans involve demolishing the one-story plaza and replacing it with a two-story building on a 1.73-acre plot.

The current retail building spans a little more than 24,000 square feet. It’s home to seven businesses: Up for Grabs, Patio Outlet, Tara’s Hair Studio & Spa, American Mattress, Naples Optical, Napoli on the Bay Pizzeria and Skyline Chili.

The proposal is to build 20,000 square feet of air-conditioned space, including a showroom, offices and a service center.

Additionally, there would be roughly 37,000 square feet of unairconditioned space, including second floor and rooftop parking for vehicles in inventory, with ramp access.

An outdoor ground-level parking lot would include 68 spaces for customers and employees, and another 13 spots to display cars.

All of the required city departments completed their site plan review in March, finding the project sufficient to move ahead.

The project will require both preliminary and final review by the Design Review Board.
