After a nearly five-hour hearing, Collier commissioners approved plans for a second Costco in the county.
On Oct. 14, commissioners voted on two related petitions for the project, which faced strong opposition from neighbors.
About 60 people signed up to speak, although many ceded their time to others. Most spoke against the project, raising traffic, public safety and environmental concerns.

What’s Fueling the Boom?
In-migration of high-net-worth residents
South Florida, especially counties like Palm Beach, has welcomed ~90,000 new residents recently. Many are affluent executives and tech professionals relocating in droves over the past few years.
Tax advantages
Florida’s lack of income and estate taxes is proving attractive to businesses and investors. Combined with favorable commercial rent tax cuts (effective October 2025), the state climate supports deep investment.
Market Snapshot
West Palm Beach: Retail occupancy hit record highs—vacancy rates below 3%—as mixed-use developments blend office, residential, and retail needs.
South Florida tri-county (Miami–Dade, Broward, Palm Beach): Commercial real estate volumes jumped 10% in H1 2025 to $5.6 billion, driven by a 110% surge in office and a steady demand for multifamily and retail assets.
The Self‑Sustaining Growth Cycle
The inflow of well-paid professionals triggers demand for upscale office space, dining, retail, and housing. This has sparked a virtuous cycle: companies follow their employees, integrated developments thrive, and investment continues.

Naples Comprehensive Health is feeling the pain of a workforce housing crisis.
So, it’s taking matters into its own hands, with hopes of its own remedy.
The local hospital system, known for short as NCH, has announced plans to build its own housing, for its own employees, with affordable rents, in North Naples.
NCH, one of Southwest Florida’s largest private employers, is looking to build nearly 250 apartments for its employees, at 1100 Immokalee Road.
Former NDN building began as business center for NCH
The company bought the property for nearly $28 million in 2020. It’s the former home of the Naples Daily News, which has smaller offices today.
The newspaper’s headquarters became a business center for NCH, with its North Naples hospital just minutes away, off the same road.
“The current conceptual plan proposes a residential structure located on the southwest corner of the property, adjacent to where the existing NCH Business Center currently stands. A preliminary site plan has been drafted to help visualize the opportunity,” said Shawn McConnell, NCH’s director of marketing and communication.

The busy season for Southwest Florida International Airport (RSW) is winding down, but that doesn’t mean we can’t look ahead to later in the year when it comes to flight options coming to and from the Fort Myers airport.
Good news. Travelers who use RSW are getting one more travel option for the 2025 holiday, and this will also likely please ski lovers.
Delta Air Lines is adding three new domestic routes on Dec. 20, including one between Southwest Florida International Airport (RSW) in Fort Myers and Salt Lake City International Airport (SLC), according to The Points Guy and verified by the airline.
All three of the new flights will run once a week, on Saturdays. There is no saver award availability on the routes so passengers using miles will need to pay Delta’s dynamic SkyMiles redemption rates, The Points Guy reported.
Tickets are available now.

Already celebrated for its beaches, fine dining, golf courses, and thriving arts scene, Collier County has now earned recognition as one of the best places in Florida to own a small business.
A new study from SmartAsset ranked Florida’s most small-business-friendly counties, and Collier landed in the top five—coming in at No. 4 overall, according to a recent article by Mark H. Bickel of Naples Daily News.
SmartAsset based its rankings on five key factors: the current small business ownership rate, the five-year growth rate in ownership, the share of income generated by small businesses, the five-year growth in that income share, and income tax data. These categories were combined into a total score to assess each county’s appeal for entrepreneurs.
