Rod and gun club proposed as first compact rural community in eastern Collier County

It’s a sometimes overused word, but a new community planned in eastern Collier County is unique.

It’s not a town, or a village.

It’s a compact development, the first one proposed under the county’s Rural Lands Stewardship Area, or RLSA, program.

The community’s name reflects its rural character. It’s dubbed the Collier Rod and Gun Club at the Preserve, with an emphasis on the word preserve.

Naples-based Barron Collier Cos. is behind the proposed development, about five miles east of Ave Maria and 10 miles south of Immokalee.

The project is still winding its way through the regulatory channels. It will go before county commissioners for final approval on Tuesday, but remains under review by the Florida Department of Environmental Protection and the South Florida Water Management District, for its required permits.

The long-time local developer has proposed a seasonal, nature-inspired retreat, with no more than 225 single-family homes, or “cabins,” on about 260 acres, with a main entrance off State Road 29.

The retreat has been designed around nature and the topography of the land as it has been for “thousands of years,” said Blake Gable, CEO of Barron Collier Cos.

The development Metropolitan Naples is taking shape, with its first high-rise tower well underway.

The first tower ― a luxury apartment development, known as Ascent in East Naples ― broke ground nearly a year ago. Concrete has been poured up to the eighth floor.

Construction won’t be finished until next year. There are still seven more floors to go, before reaching the roof.

“We’re a little more than halfway there now,” said Deane Dolben, president of The Dolben Co., one of the partners in Ascent.

The tower is rising in an area known as the Gateway Triangle, named for its pizza-like shape. It sits between Davis Boulevard to the north and U.S. 41 to the south in East Naples.

Apartments, big and small
Ascent will offer 270 apartments, ranging from 576-square-foot studios to 2,133-square-foot penthouses.

The building will include a large 6,500-square-foot restaurant and a smaller 1,200-square foot retail store, along with a five-story parking garage. The apartments will start on the third floor, wrapping around the garage, which is built into the development, Dolben explained.

A new town planned for rural Collier County has reached a pivotal moment.

In late June, county commissioners quietly signed off on the new town that’s been years in the making.

The creation of the town, known as Big Cypress, appeared on the board’s summary agenda, reserved for noncontroversial matters.

One frustrated environmentalist spoke against the development before it came to a swift vote.

The town – planned by Collier Enterprises – won final approval along with three unrelated, undisputed items, in one fell swoop, at a county commission meeting June 27.

A town and two villages
The town will connect two new villages planned by Collier Enterprises, known as Rivergrass and Bellmar. It will replace the developer’s third approved village, Longwater, with the addition of roughly 544 acres to its borders.

Centered in and around the two villages, the town will span more than 1,544 acres, off Oil Well Road, east of Golden Gate Estates.

The town of Ave Maria will grow by nearly 1,000 acres.

On Tuesday, Collier County commissioners greenlighted the change, without debate, bringing the town’s size to 5,000 acres, the largest allowed by county rules.

The size doesn’t include Ave Maria University. Its roughly 1,000-acre campus and other public benefits, such as parks, aren’t counted in its borders under the approvals that allowed the town to be built on rural lands, roughly 25 miles east of Naples.

Why is the town expanding?
Mostly, it’s to allow for more single-family homes to be built, explained David Genson, president of development for Barron Collier Cos. in Naples.

Barron Collier Cos. is the force behind the town, in partnership with Tom Monaghan, the creator of Domino’s Pizza and founder of Ave Maria University.

Long-anticipated rural village Rivergrass to break ground this year

A lingering legal dispute isn’t holding up the rural village of Rivergrass.

The planned village is moving ahead in eastern Collier County.

While parts of a legal challenge brought by the Conservancy of Southwest Florida are still pending and headed for trial, construction is expected to start soon on the expansive master-planned community.

The community will be built on roughly 1,000 acres off Oil Well Road, east of Golden Gate Estates – on land once used for farming.

“We anticipate breaking ground on Rivergrass in 2023 and look forward to the first homes being available to residents by the end of 2024,” said Christian Spilker, president and CEO of Collier Enterprises and a partner in The Tarpon Blue Family of Cos.

An out-of-town developer has proposed a lofty redevelopment project in downtown Naples.

It would span nearly two city blocks.

The application is still winding its way through the city’s review and approval process. Ultimately, it needs a thumbs up from City Council – and a final sign off from the city’s Design Review Board – to happen.
