Naples investors buy hurricane-torn, time-worn Harbour Club for $17.5 million. What’s next?

The Harbour Club looks much like it did after Hurricane Ian.

Ravaged by the deadly and destructive storm in 2022, the twin low-rise residential buildings are a sore reminder of the past.

Not for long.

After failed attempts to restore the co-op buildings by its collective owners, a local group of investors has acquired the bayfront property — at 1624 Gulf Shore Blvd. N. in Naples — with plans to redevelop it.

The plans: To build an “exclusive collection of premium condominiums” that look more like single-family homes, with prices that are more affordable to more people.

The property is within a roughly 1 mile stretch of road, dubbed the “Miracle Mile” after it showed so much resilience in the face of so much devastation from Ian. The area is seeing big changes, with a flurry of new development, as it recovers and evolves in the aftermath of the storm.

Last developed in the 1960s, the property, in Coquina Sands, overlooking Hurricane Harbor, sold for $17.5 million.

Naples Council narrowly approves Encore, a new mixed-use building downtown

After much back and forth, Naples City Council narrowly approved a new mixed-use building downtown.

First approved by council in 2013, the larger planned development known as Naples Square, has continued to evolve at the corner of Fifth Avenue South and Goodlette-Frank Road.

The new three-story building, known as Encore, will include 15 luxury homes on two floors, with 6,825 square feet of retail and office spaces sitting underneath.

The commercial uses could include a small cafe.

The hearing ran for hours, with several council members raising concerns about the project’s impact on everything from roads to water drainage – and questioning whether it violated city rules.

In the end, council voted 4-3 in favor of the project Wednesday.

Opus Stone, a gated neighborhood in north Naples, has released its price ranges.

According to a statement, homes in the 50-acre complex will cost at least $2 million. The project includes 51 residences located at Vanderbilt Beach Road and Massey Street, according to a recent article by Mark Gordon of Business Observer.

Seagate Development Group, the corporation behind the project, has recently released additional data regarding the Opus Stone, including:

The project will include three groups of new homes, each built on “oversized homesites.”

There will be 11 floor designs, with sizes ranging from 3,200 to 5,550 square feet under air.

5 things to know about the ‘Miracle Mile’ – a redevelopment hotbed in Naples

There was some big news in the Southwest Florida real estate world on Tuesday.

Naples Daily News business reporter Laura Layden broke a story about a beachfront redevelopment site in Naples, also known as the “Miracle Mile,” fetching more than $100 million.

Layden reported the BH Group and The Kolter Group, both based in South Florida, purchased the Bahama Club, a mid-rise condominium complex, overlooking the Gulf of Mexico. The purchase price: $102.6 million.

After many hurdles, Cabana Resort in Bonita Springs breaks ground on first mid-rise condo

Dirt is flying on a long-awaited luxury resort development in Bonita Springs.

Heatherwood Construction has broken ground on the first phase of Cabana Resort, marking a significant milestone for what’s dubbed as an innovative condominium and entertainment mega-development.

The development has faced myriad challenges, from regulatory hurdles to supply chain shortages.

It’s rising on a 10-acre site, west of U.S. 41, between Luke Street and Meadowlark Lane on the north side of Bonita Beach Road. The vacant property sits next to Bonita Village, which has been absorbed into the new development.

Rodes Restaurant & Fish Market once operated on part of the land. The popular family-run eatery closed in 2019 after nearly 20 years in business, and its building came down a few years later, to make way for progress.

The first phase of Cabana Resort is a seven-story building, with 110 condominiums.
