Design Review Board signs off on new Port Royal Club in Naples, paving way for construction

The city’s Design Review Board has signed off on the plans for the new Port Royal Club in Naples.

On Wednesday, the board voted enthusiastically and unanimously in favor of the final design for a two-story, West Indies-style clubhouse, which will replace the iconic one destroyed by Hurricane Ian two years ago.

With that regulatory hurdle cleared, the city can now issue a building permit for the beachfront project, off Gordon Drive.

In a statement, the private, members-only club thanked its building committee, professional consultants and city staff for their help and support.

Further, the club expressed the Design Review Board’s approval marked “a significant step forward in our community’s recovery.”

The project, with an estimated price tag of $100 million, is expected to break ground in December.

Built in 1959, the original club, steps from the Gulf of Mexico, served as a social hub for Port Royal residents for decades. The right to membership is one of the reasons the wealthy have flocked to the community, named for the famous Jamaican pirate haven.

The reimagined club will have many new features, including more dining venues, a two-story parking garage, and an upgraded pool and pool deck. It has been designed to maximize views of the beach and the Gulf of Mexico, and to survive future hurricanes at a higher elevation.

A cottage-style luxury estate near downtown Naples will be sold to the highest bidder.

Unless it sells before a scheduled auction.

The nearly 5,000-square-foot home, built in 2022, is described as “absolutely superb,” sitting on a quiet street in the “heart of town.”

“It is spectacular. The sellers moved to a condo on the beach for personal reasons,” said Randy Haddaway, founder and CEO of Elite Auctions.

The newest one at 739 5th Avenue N. in Old Naples is headed for auction in a few weeks. As usual, it’s without reserve, meaning the sellers don’t have a minimum price.

The home, with five ensuite bedrooms, includes a total of seven bathrooms and a study.

The current listing price is $5,995,000.

A penthouse in the Brighton at Bay Colony fetched a record price of $12.5 million.

The Brighton is one of six high-rises directly on the beach in Bay Colony, an exclusive gated enclave tucked inside Pelican Bay in North Naples.

The penthouse on the 21st floor set a new record in the building, selling for just over $2,000 per square foot.

Not only is it the highest sale in the building’s history, but it’s one of the highest prices paid for a condo in the half dozen towers that sit on the waterfront, according to the sellers’ agents, the Manring Brothers of Compass Florida.

The penthouse, overlooking the Gulf of Mexico, sold on Aug. 19. It stretches more than 6,000 square feet, with four bedrooms and five-and-a-half bathrooms.

What else attracted the buyers?
The open terraces in the Brighton, not found in any of the other high-rises in Bay Colony, were a big attraction.

New $2M project: Gated Naples homes

Opus Stone, a gated neighborhood in north Naples, has released its price ranges.

According to a statement, homes in the 50-acre complex will cost at least $2 million. The project includes 51 residences located at Vanderbilt Beach Road and Massey Street, according to a recent article by Mark Gordon of Business Observer.

Seagate Development Group, the corporation behind the project, has recently released additional data regarding the Opus Stone, including:

The project will include three groups of new homes, each built on “oversized homesites.”

There will be 11 floor designs, with sizes ranging from 3,200 to 5,550 square feet under air.
