The Harbour Club looks much like it did after Hurricane Ian.

Ravaged by the deadly and destructive storm in 2022, the twin low-rise residential buildings are a sore reminder of the past.

Not for long.

After failed attempts to restore the co-op buildings by its collective owners, a local group of investors has acquired the bayfront property — at 1624 Gulf Shore Blvd. N. in Naples — with plans to redevelop it.

The plans: To build an “exclusive collection of premium condominiums” that look more like single-family homes, with prices that are more affordable to more people.

The property is within a roughly 1 mile stretch of road, dubbed the “Miracle Mile” after it showed so much resilience in the face of so much devastation from Ian. The area is seeing big changes, with a flurry of new development, as it recovers and evolves in the aftermath of the storm.

Last developed in the 1960s, the property, in Coquina Sands, overlooking Hurricane Harbor, sold for $17.5 million.

Marco Island saw two record home sales this season.

One for a single-family estate, the other for a villa.

While they may not come close to the whopping home sales made in Naples, they’ve moved the needle on the island.

Typically, the busy season runs from November to April in Southwest Florida, bringing more buyers to town.

As season wound down, Marco Island saw a $6.35 million sale for a 4,125-square-foot, five-bedroom single-family home, with five-and-a-half bathrooms, plus a den. Located at 40 Primrose Court, its price made it the highest sale for a “water indirect” property on the 6 x 4 mile island ever.

Three adjacent beachfront properties in exclusive Port Royal have sold for the combined price tag representing the priciest deal in Naples.

It sets a new and unfathomable benchmark that will be hard to surpass given its uniqueness.

The three properties – all on Gordon Drive ‒ span 15 acres, with 800 feet of direct Gulf frontage.

The buyer has not been disclosed and is listed in warranty deed documents as the 2200 Gordon Drive Land Trust. Naples attorney Kevin Coleman is trustee.

Michael McCumber of The McCumber Group at Gulf Coast International Properties brokered the sale.

The local broker says it’s a first for Bonita Bay, the 2,400-acre, golf-oriented, gated community in Bonita Springs that opened for sales in 1985.

FRE Auctions is doing the auction, in partnership with Spina Realty Company, the broker. In a crowded market, they say it’s a transparent, efficient and competitive way to buy and sell one-of-a-kind real estate.

“It’s a very expensive house, actually,” said Corrie Brashars, an auction specialist for FRE, headquartered in California.

We are only three months into 2025 and already there’s been a record-breaking sale for a property in Naples.

This four bedroom, seven baths house at 10150 Gulf Shore Drive in the Vanderbilt Beach neighborhood set a new benchmark for luxury real estate. It closed at $10 million, including $9.5 million for the residence and an additional $500,000 for its exquisite designer furnishings.

It is the highest-priced sale in 2025 and the fifth-highest in Vanderbilt Beach history. The transaction was marketed exclusively by Jay Westerlund of Premier Sotheby’s International Realty’s Bonita Springs office.
