Resale going for $32.5 million

A penthouse in Naples has been listed for a whopping $32.5 million.

That makes it the most expensive condo resale on the market in the city, according to the Southwest Florida Multiple Listing Service. Here’s more to know about the offering:

Where is it located?
It’s in The Seasons at Naples Cay. Located at 81 Seagate Drive, the 22-story building has been described as “an intimate experience,” with a total of 43 condos.

When was it built?
The gated beachfront high-rise tower, offering views of the Gulf of Mexico and Outer Clam Bay, was completed in 2002. The residence, known for short as PH20, however, was recently redesigned.

How big is it?
It boasts 16,803 total square feet, with 11,960 of that space indoors, and 4,843 of it on outdoor terraces. There are five bedrooms and seven bathrooms.

What else does it offer?
The home includes floor-to-ceiling glass windows throughout, with panoramic views of the Gulf, the city and “beyond.”

‘Beachfront masterpiece’ fetches record price of $12.9 million in Bonita Springs

Just days into 2024, Bonita Beach saw a record home sale of $12.9 million.

It beat the previous high paid for a single-family home on the beach by more than half a million dollars, set in October.

Property records show the new record sale closed on Jan. 3.

Not surprisingly, the 5,300-square-foot beachfront residence in Bonita Springs has plenty to boast about, from its open-floor-plan design and beachfront entertainment deck to its floating wood beam ceilings and smart home lighting and automation systems.

“This residence is a showcase of visionary design, both inside and out. No details were overlooked. Built to the most current and stringent codes with concrete block construction, it is a beachfront masterpiece with exquisite features and finishes,” said Doug Grant, with John R. Wood Christie’s International Real Estate’s Grant Group, who represented the sellers.

In the aftermath of Hurricane Ian, Naples saw trophy mansions list at never-before-seen prices.

In March, a sprawling waterfront estate hit the market for more than $174 million in the posh neighborhood of Port Royal.

It’s still for sale.

So, too are other rare luxury properties that had the potential to break Collier County’s record home price of $62 million – set in 2022.

That record broke the previous one by $10 million.

“That’s a testament to the property, and to the market at the time,” said Paul Arpin, the listing agent, with Premier Sotheby’s International Realty. “It’s still the top sale.”

With six bedrooms and 11 bathrooms, the resort-style, Gulf-front retreat, with a living area of more than 11,800 square feet under air, in Aqualane Shores, one of the most coveted neighborhoods in Naples, sold at its asking price.

Admittedly, the uber-luxury home market wasn’t as hot in 2023, Arpin said.

“It’s probably fair to say that the market has taken a break, and it has leveled off,” he remarked. However, 2023 still brought a few whopping sales. In fact, Arpin sold one of the two highest money-getters in Collier County last year, for $32.5 million, no chump change.
