Naples Desirability Keeping Housing Market Stable

Naples, Fla. (August 22, 2025) – Broker analysts reviewing the July 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), agreed that the desire to own property in paradise is a major factor in the Naples housing market’s continued stability. Pending sales (homes under contract) in July increased 19.9 percent to 807 pending sales from 673 pending sales in July 2024. And even with evidence that sellers are negotiating on price (94% of list price received) and adjusting list prices to stay competitive (1,296 price decreases recorded in July), home values remain stable.

Historic Perspectives
Looking at the July Market Report, Cindy Carroll of Carroll & Carroll Appraisers & Consultants, LLC said, “If we were in the midst of a market correction, prices would be near $325,000, or where they were before the pandemic in 2019. The fact that our market was able to sustain prices over the last four years [after record-breaking demand during the pandemic drove prices up], tells me that our market is consistently doing well.”

“This is new territory,” Carroll asserted. “Twenty years ago our eyes were fixed on activity happening west of U.S. 41, but there are so many submarkets throughout Naples now. The growth and diversity within the market is helping real estate in Naples stay desirable and stable.”

Confidence Sparked
More evidence that Naples’ desirability and consumer confidence are positively influencing the Naples housing market can be witnessed in the number of homes sold resulting in the gradual decrease in inventory over the past few months. While up 11.4 percent to 5,224 properties from 4,691 properties in July 2024, overall inventory has been slowly decreasing since it peaked in March with 7,483 properties.

“The average days on market has been climbing since April, but months supply of inventory is going down,” said Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc.

New listings in July decreased 7.2 percent to 804 new listings from 866 in July 2024. But closed sales, which are connected to pending sales, increased 2 percent in July to 624 closed sales from 612 closed sales in July 2024. Single-family closed sales in July increased 12.7 percent to 354 closed sales from 314 closed sales. Interestingly, and a trend is emerging, pending sales in the single-family home market have been increasing each month since the beginning of the year; for July, pending sales of single-family homes rose 30.4 percent!

NABOR® sales statistics are presented in chart format, including these overall (single-family and condominium) findings for 2025:

Equity Friendly Naples
The median closed price of condominiums fell 10.1 percent in July to $422,500 from $470,000 in July 2024. But this is a far cry from the median closed price of condominiums in July 2019, which was $240,000. The same holds true for the single-family home market: July’s median closed price, which decreased 6 percent to $670,000, still provides significant equity compared to a median closed price of $409,500 in July 2019.

The July Market Report showed Naples desirability contributed to increased sales in all geographic regions tracked by NABOR®. But the standout was in closed sales of single-family homes in the Naples Beach area (34102, 34103, 34108), which increased 81.8 percent in July. Increased sales of single-family homes near the beach are reducing this geographic area’s months supply, which was 14.9 months in July 2024, but because of an increase in summer sales activity, dropped to 12.3 months supply in July 2025.

In about five months, you can get a taste of Napa Valley without leaving the comfort of Naples. The Naples Winter Wine Festival is set for Jan. 30 through Feb. 1, 2026 and is stacked with celebrity chefs and innovative vintners.

This year’s roster is impressive, with James Beard winners, Michelin-starred chefs, and pioneering restaurateurs like Nancy Oakes, Joe Flamm, Karen Akunowicz, and Dean Fearing. Leading the team of exceptional chefs is “Chef de Cuisine” Dustin Valette, acclaimed chef-owner of Valette and The Matheson in Healdsburg California. Valette carries a family legacy dating back to the 1820s, continuing a long line of culinary excellence.

“The Naples Winter Wine Festival has earned a reputation for attracting many of the nation’s top award-winning chefs, and this year is no different,” Kelley Bailey, 2026 Chef Committee Chair said in a press release. “Our lineup includes a number of celebrity chefs who have consistently participated in the NWWF for several years along with a handful of fresh new faces who are making their debut.”

Traffic Talk: Big Corkscrew Road widening project is now in Phase 2. What to know

Road widening will accommodate all the new homes and communities being built up to 10 miles East of 75. Major, major development area.

Lee County is widening Corkscrew Road from Ben Hill Griffin Parkway to Alico Road, a distance of 4.4 miles. The design of the roadway improvements consists of two phases: Phase 1, Ben Hill Griffin Parkway to Bella Terra Boulevard, and Phase 2, Bella Terra Boulevard to Alico Road.

Phase 2 has started and Lee County said drivers, pedestrians, and bicyclists are urged to use extra caution when traveling through the work zone.

  • Motorists should expect lane closures during the nighttime/overnight hours of 8 p.m. to 5 a.m. for crews to work on storm sewer and force main crossings. Flaggers will be onsite to assist motorists. ·
  • Motorists should drive with caution and expect intermittent daytime flagging as road crews are performing earthwork up to the shoulders of the road on Corkscrew Road and Alico Road, within the project limits. Please be aware that trucks may be entering and leaving the roadway.
  • Crews will be installing drainage throughout the project area on the south side of Corkscrew Road. Motorists should expect trucks and equipment to be moving materials throughout the project.
  • A new traffic signal has been installed at the intersection of Corkscrew Road and Alico Road which became fully operational on Thursday, April 17. Motorists are urged to drive with caution.

When Ramón Tebar joined Opera Naples in 2013, the new artistic director had a major goal: To bring more international opera singers to Naples.

Not Naples, Italy, mind you.

Naples, Florida.

Most opera stars, though, had no idea there even WAS another Naples.

“I had to always explain — at least for the first two, three seasons: ‘Well, this is not Napoli,’” Tebar says. “This is not Naples, Italy. It’s Naples, Florida.”

That quickly changed, though, as major opera stars came to sing for Southwest Florida audiences. Then they’d go back to Europe and tell all their friends.

“The opera world is a very small world,” Tebar says. “They would talk to each other. They would say, ‘Look, you should go to Naples. It’s wonderful — a great city. … You’ll have a lot of fun.’

Donations keep coming for NCH’s $295M heart center in Naples

Substantial gifts toward the $295-million heart center underway on the campus of the NCH Baker Hospital keep coming in.

Longtime supporters Pete and Dawn Irving have given $10 million which is earmarked for the cardiac imaging wing on the third floor. The gift will enhance patient access to cutting-edge diagnostic technology.

The future heart complex will be located south of the Baker hospital near downtown Naples at the site of the Telford Education Center which was demolished.

The future heart center is officially named the R.M. Schulze Family Heart and Stroke Critical Care Center. Groundbreaking was in June and completion is targeted for fall 2027.

“This is philanthropy at its best: community members stepping forward to create something extraordinary for the health of everyone who lives here,” Scott Lutgert, chairman of the NCH board of trustees, said of the $10 million donation.
